The Boring Investor: Grow Your Real Estate Wealth by Applying Lessons from the World’s Greatest Investors

A lot of real estate investors spent the last decade chasing what looked exciting, especially in multifamily. It worked…until it didn’t. Many are now dealing with the fallout: paused distributions, capital calls, dilution, distressed assets, and deals that were pitched as “set it and forget it” but demand constant attention and stress.

In markets like this, the goal shifts. Investors aren’t looking for the next big thing. They’re looking for strategies that hold up. Because most real estate wealth is created quietly: with discipline, repeatable underwriting, risk controls, and long-term decision-making. The approaches that often feel “boring.”

In this session, three-time real estate author and fund manager Paul Moore applies principles from many of the world’s investing legends to real estate. You’ll walk through practical, cycle-resistant ways to evaluate deals, reduce downside risk, and build a portfolio designed to perform without drama—whether the market is expanding, flat, or correcting.

Attendees will learn:

  • How great investors prioritize downside first—and how to translate that into real estate decisions

  • A simple framework to spot “shiny” deals versus durable deals

  • Cycle-resistant underwriting habits that reduce surprise capital calls and dilution risk

  • How to prioritize sustainability, liquidity, and alignment when evaluating operators and sponsors

  • How to build a “boring” portfolio strategy that compounds over time
